We are a "PET FRIENDLY, PETS WELCOME" Landlord.  In MOST cases, we can even accept pets OTHER automatically reject.   Some Aggressive breeds included.   For specific breed and pet information, it is always best to call for verification.
many landlords are not as open and accepting of pets as we are, so in return for that openness, we simply ask that you respect our policies.... these policies really are more friendly and accepting than most.  

Here are some basics about our pet acceptance policies:

1.  We ONLY allow Dogs, Cats and Fish in our homes...  some exclusions do apply, ask for details
2.  We do not charge a pet deposit in some cases.  IF the property you select DOES allow pets, there will be NO pet
         deposit charged as long as the home selected does NOT have brand new carpet or other flooring. If brand new                   carpet or flooring exists in the home, or is required during the make ready process, we will require A $300.00 PER              PET, pet deposit.  One other option that is available, but not recommended, would be the optional RENT
          INCREASE, instead of Deposit.  This would be a $50.00 PER MONTH, PER PET increase to the actual rent rate.             This would NOT be a deposit, strictly a RENT INCREASE, and would be NON REFUNDABLE, unlike the Pet                      Deposit, which IS refundable (excluding any pet treatment, pet damage deductions)  
3.  Breeds:   We can allow most dog breeds, even some of the known aggressive breeds that other landlords will NOT
        allow.  Please be clear about the pet you have, how many, what breed etc.   Failure to disclose can be a lease
        violation and will be handled as such with penalties up to and including formal eviction, fees and removal by local
        animal services agencies. We love our pets, and we're sure you do too, so we understand that pets are part of the
        family.  IF YOUR PET BREED IS UNKNOWN, or a mixture of breeds, we MAY choose to presume it as a known 
        aggressive breed, and require the added insurance, and fenced yard requirements.  Owner/Manager has FINAL say
4  Pet treatment and Cleaning fee:   there is an AUTOMATIC DEDUCTION made against the Pet Deposit amount paid
       and/or Security Deposit.  this amount VARIES based on damages or needed repairs involved, but there is a BASE
       charge of $125.00 
5  Separate PET INSURANCE may be required depending on the breed.  We ALWAYS require renters insurance, and 
      many policies already automatically include this, but if not, you may be requested/required to purchase any needed
      increased coverage.  
6.  Most locations have the no breed restrictions policy, however, our insurance company makes the determination.
      one key element in that decision making process is the yard area.   If you have a "known aggressive breed" one
      REQUIREMENT is that the property you choose MUST have its own private, separate and fenced back yard, a
      fenced patio with NO yard area is NOT included!! this is ALWAYS a requirement, issued by our insurance company
      and we can NOT make exceptions to it for ANY reason.  other conditions may apply as well. 
7.  If you do have a pet, please make it KNOWN up front, we can usually find a workable solution for most situations,
      breeds etc. but knowing in advance about pets is key to finding a solution.   If pets are not mentioned in our
      communications with each other, we  usually do not go into our pet policies during those calls.   Finding out you 
      have a pet while going over the lease, or while living in the home already,  can result in issues. 
8.  call for details, subject to change without written notice.  please call for the most up to date information about a specific
      policy or property.   changes to policies can happen, we do our best to keep the website up to date, but occasionally,
      something can be overlooked.  it is YOUR duty to verify, and notify us of pet existence, and verify policies for the
      location you are interested in, failure to disclose pets can be a costly mistake. 
9.  Occasionally, we allow other landlords to post a listing on our website. These landlords may have a completely different
      policy for Pets and Deposits.  In this event, please verify their policies with them directly.   with ANY person you speak 
      with, and ANY property you call about, please be sure to ask about YOUR specific pet.   
​10. Landlord/Agent reserves the right to reject any pet, at any time and for any reason.  In most cases, if rejected, it will  
      be  due to INSURANCE requirements, we are open minded about pets..... they (insurance companies) may not be.
